Do I Need Planning Permission For My Safe Place Garden RoomThe majority of our garden rooms DO NOT require planning permission as are considered to be permitted development which does not require a planning application. We will help design your Safe Place to meet the required criteria as detailed below: Permitted Development Information Garden Rooms must be single storey with a maximum eaves height of 2.5 metres and maximum overall height of 4 metres with a dual pitched roof, or 3 metres in any other case. If the Garden Rooms is within 2 metres of the property boundary the whole building should not exceed 2.5 metres in height. You can build outbuildings using up to 50% of the area of all your garden which includes front, rear, sides except the area your property sits upon. No buildings are to go in front of the front elevation of your property. You cannot build at the front or side of the property if you live in a Conservation Area, but you can build a garden room in the back garden Listed buildings will need full planning permission. Areas of Outstanding Natural Beauty cannot be bigger than 10sq metres and must be at least 20 metres away from the property. A new garden room must not be used as a separate living accommodation for permanent sleeping and must not have a microwave antenna without planning permission. If we cannot meet the above criteria we will seek advice from our planning consultants and they will advise accordingly on whether a planning application would need to be submitted, and an idea of costs.

Do You Carry Out The GroundworksFor the majority of our garden rooms we use a Ground Screw base installation which is a fast alternative to concrete with less mess and better for the environment. We are able to arrange groundworks if a concrete base is necessary and also associated works relating to installing mains services to include water, sewerage, and electrics.

We are also able to carry out an initial consultation and site survey of your garden via video call to your mobile phone....having your tape measure handy will be useful.

Can I Use My Garden Room All Year RoundYes. Our garden rooms are constructed using SIPs or Structurally Insulated Panels consist of two outer layers of oriented strand board (OSB) sandwiched around a construction-grade expanded polystyrene (EPS) foam core. Each composite panel is robust, lightweight and extremely strong – up to seven times stronger than a timber frame build. SIPs are incredibly well insulated and airtight, resulting in a structure that required less energy to heat and one that provides better air quality for the user.
